Under Contract to Closing
- Coordinate and manage the administrative tasks of the transaction
- Send intro email to all involved parties
- Send next step email to Clients
- Send executed purchase contract to the Title Company and submit order (Listing)
- Send Executed Purchase Contract to the Lender (Buyer)
- Request or send disclosures and follow up for signatures
- Request HOA documents if needed
- Submit file to agent's office within 48 hours of under contract
- Track and stay up on all dates and deadlines
- Send weekly Client emails to be sure everyone is on the same page
- Coordinate any amend/extends on the contract (Signatures and sending to appropriate parties)
- Flag and complete all missing signatures or items prior to closing
- Coordinate the time and location of the closing
- Ensure the broker has all the required items needed after closing
Listing Services
- Save Listing Agreement/Realist Sheet/Prior MLS Sheet
- Prep all required Disclosures
- Schedule Photographer/Sign install/Lockbox install
- Send Welcome Email to Seller with date/time of scheduled pictures along with Pre-Shoot Checklist
- Send Executed Purchase Contract to the Lender (Buyer)
- Send disclosures to Seller and follow up for signatures
- Enter Listing into MLS
- Send incomplete listing to Listing Agent for review and completion
- Upload photos into MLS
- Email Seller a copy of the Listing
